ABSTRACT
This article focuses on the main drivers of a real estate project, including assumptions
such as construction start and date, how much the lenders will get back, and whether
the interest rate is floating or fixed. Other key assumptions in this model include
rezoning, pre-development costs, and others that include cost-push inflation. We
recommend further analysis and research on this alternative asset if inflation will have a
significant effect on the value of the project and return attribution to investors.
